Michael always says it’s wise to look at what a custom home builder is and does, before looking into the subject of engaging the right one. A builder is somebody you engage to build, renovate or remodel your house, yes? Well, on the surface, yes. Some say that once you engage a builder you’re really hiring many more people: the builder, the builder’s crews, the builder’s subcontractors, and also the builder’s suppliers. This suggests that almost all builders do not build homes themselves. What they do is hire outside subcontractors to do half of the work. Except for some larger builders, who have a full staff of employees and tradesmen in their employ to build a house from start to completion, most builders aren’t only builders, but additionally also contractors, as they’re known within the industry. The difference between a poorly engineered house & a well-built house isn’t essentially the materials getting used, though these are important, or the tradesmen working on the job. It’s actually the person responsible for making it all happen- the builder! Be sure to sit down and have a good think about your needs, wishes and requirements and add some queries of your own.

How long have you been in the building business? Have you or your associates ever operated underneath any different names or company names? Is your building company registered with the relevant State and/or Federal Government Authorities?

How many homes do you build per year? How many projects do you have running simultaneously? And so how many crews and/or subcontractors do you have available on your books?

How many hours do you spend supervising the building works? Do you supervise yourself or do you contract a site supervisor or project manager?

What work will be performed by you and your own team and what work is subcontracted? Have you got contracts between you and your subcontractors? Can you provide copies of these contracts? Will you provide us with a list of all your subcontractors, as well as name, address and phone number, and length of time they have contracted to you?

Will you provide us with a bank reference? Will you give us a copy of your insurance documentation?

Have you ever had any lawsuits or professional misconduct claims brought against you by any homeowners for whom you undertook building, renovation or remodelling? If yes, why, and what was the result of these cases?

How many modification orders would you consider “average” in the process of building a home? Are there charges or fees for initiating modification orders, different to the obvious prices for the modification, as some builders charge a flat fee, plus the construction charges? Can modification orders be commenced by the builder? If an error is made during the building method, who pays to repair this?

What sort of warranty do you give? As some states could dictate the warranty. Do you carry out the warranty work on your projects or is it done by a third party?
